Debunking the Myths: Unraveling the Truth About Operable/Movable Wall Systems

Movable/Operable wall systems offer unparalleled flexibility, quality acoustic control as well as many other features. But these systems are sometimes tarnished by misunderstandings and persistent myths. This article aims to dispel the most common misconceptions and highlight the true potential of movable wall systems.

Myth: Moveable/Operable wall systems require special knowledge and skills to operate and maintain.

Fact: Modern movable operable wall systems are user friendly whether manually operated, electrically operated, semi-automatic or fully automatic. All are supplied and installed with intuitive systems, especially track systems, which make them easy to operate, especially after the designated users are trained by the supplier’s personnel. Manual and semi-automatic systems require the manual placement of the panels while automatic, electric, and vertical lift walls require that a wall mounted electrical switch be used.

Myth: Moveable/Operable Walls are expensive to buy as compared to other optional ways to divide space.

Fact: It is true that the initial cost of any moveable/operable wall system will be higher than a fixed wall system, however it is also true that the long-term benefits often outweigh the upfront costs. But moveable walls offer unparalleled flexibility allowing for easy and fast reconfiguration of the space based on changing needs, tenants, or occupants. It is difficult to put a value on such a feature but if any kind of periodic space reconfiguration is contemplated then having a moveable wall rather than a fixed wall requiring tear-down, costly renovations, the associated on-site disruption and capital costs is a positive investment in the future.

Myth: Movable/Operable Walls are difficult to install requiring special ways to support.

Fact: A movable/operable wall system should have a dedicated support member (steel recommended but wood also possible) from which the system is hung. The beam should be selected such that there will be zero deflection when subjected to any live and/or dead loading. Based on the overall weight of the system plus safety factors a structural engineer will select the proper beam, installed by GC, holes punched in beam to accommodate hangar rods, track then attached using manufacturers standard bracket system and levelled. It is a simple and straightforward process when a manufacturer trained experienced installing crew is used.

Myth: Movable/Operable Walls are not aesthetically pleasing.

Fact: Movable/Operable walls can be supplied with finishes that are aesthetically pleasing. Each manufacturer has standard covering materials such as vinyl, fabric, and carpet. These are usually the most cost-effective coverings as well as offering the fastest delivery times. However, any material that can be applied to any interior wall system can also be applied to a movable wall. Plastic Laminates. Wood. Wood veneer. Murals. Uncovered. Primed for painting in the field. Material supplied by the customer subject to manufacturers pre-approval, Custom finishes etc. If the covering you desire can be installed on a permanent wall it is possible to install it on a moveable wall. Just ask.

Myth: Movable/Operable walls do not provide good sound insulation.

Fact: Movable wall systems from reputable manufacturers are tested to ASTM E-99 for their Sound Transmission Classification (STC) rating. Higher STC ratings indicate better sound isolation. For most applications, an STC of 50-55 is sufficient. However, it is crucial to consider the overall building construction, as flanking paths and sound leaks in permanent walls can compromise sound isolation. Adhering to ASTM E-557 guidelines for both the movable wall system and its surrounding construction is essential for optimal sound performance.

Myth: Movable walls have many maintenance and repair issues that happen frequently and unexpectedly.

Fact: As with any dynamic product, movable walls require maintenance to keep them in optimal condition, but it is minimal and straightforward. Regular scheduled cleaning, lubrication and inspection can help to prevent any serious issues. Most maintenance tasks can be performed by in-house staff or hiring outside qualified technicians. Most manufacturers have a network of authorized service providers who can provide prompt and efficient service as well as offer scheduled maintenance agreements.

The above misconceptions and others stem from experience with poorly installed or low-quality products. To counteract these myths, the buyers should prioritize trusted brands, use only certified and trained installers and be proactive in establishing regular maintenance to enjoy the full benefits of durable, dependable, and supported movable wall systems.
